Plumbing leaks in Westminster flats: shared pipes

St James Way covers Westminster as part of its London service area. We assign engineers by zone, then confirm the property postcode, trade scope and available cover before arranging a visit. We do not assume that every service can be booked at every address.

A local detail to check

Westminster Council describes flats and mansion blocks alongside houses in its Maida Vale conservation area. The type of building matters when tracing a leak: a pipe may serve one flat or several homes.

If water appears in a flat, note the affected rooms and ask the building manager whether shared pipework or access to another flat may be involved before agreeing to invasive work.

A leak in a flat or mansion block

In a flat, the first water mark is not always beneath the failed fitting. Water can follow a service route or a wall. If the building has a shared riser, the freeholder or manager may need to coordinate access before a pipe is opened. Describe the rooms affected and what happened before the mark appeared; do not assume the upstairs neighbour is the source.

Details that change the next step

Can you turn off the water to your own flat without affecting neighbours? Has the manager identified a shared riser, or do you need a coordinated visit with another resident? Send a photograph of the mark and the location of nearby bathrooms or kitchens, without opening finishes in advance.

Find the right service

For the issue described above, read our leak detection guide. The cause may need a different assessment; ask us about the scope before arranging a visit.

For another fixture or pipe issue, start with plumbing and repairs.

Before arranging a visit

  1. If safe, use your own labelled stop valve and note which rooms still show water. Do not shut a shared riser without the building manager.
  2. Tell the manager and any affected neighbour. Ask whether the riser or another flat needs access for an investigation.
  3. Send the postcode, marks and access contact. We confirm the assessment scope, zone cover and quote before work is agreed.

Frequently asked questions

Water is appearing below another flat. Should I book a tap repair?

Not until the source has been narrowed down. A leaking tap, a waste connection and a shared supply pipe require different access and repair scopes. Tell the building manager and the affected neighbour about any continuing escape of water, then describe the symptoms when requesting an assessment.

Can I turn off a shared water riser to stop the leak?

Do not turn off an unlabelled or shared valve without the building manager. It may serve other flats. Locate your own stop valve if safe, tell the manager which homes are affected and agree who will arrange access to shared pipework.

Who carries out gas or boiler work?

St James Way arranges gas and boiler work. Registered subcontractors carry out and sign off gas work under their own registration. Any gas paperwork is issued in the subcontractor's company name. We confirm the scope and quote before a visit is agreed.
